Buying a home can be quite challenging

And finding one that you like is just the start

Questions start to mount . . .Are there any issues we should know about & will it meet our future needs?           Things like......

Encroachments

Are the perceived boundaries true?

Who owns that retaining wall near to the boundary?

Distance to Boundary

Can we fit both the deck & the car port that we've been thinking about?

Potential?

What's the real future potential here? Could we fit a granny flat or even subdivide?

When it comes to ticking boxes a Resiplan is the tool you need for peace of mind

Food For Thought Before You Buy

Buyer Beware

When you buy a home it's only natural to assume that what you see and have inspected is what you will be buying.
Whilst this is usually the case it is not always so. It's fair to assume that what is contained within those fence lines is what you are getting for your money.
Unfortunately, that's not always the case. What's more, most people don't find out that there is a problem until it's too late to do anything other than own the problem themselves - meaning it's up to them to solve it - at their own cost. Had they ordered a Resiplan before settling their purchase they may well have been able to require the seller to rectify the issue at the seller's cost prior to settlement or to have sought some monetary compensation.

It's 'caveat emptor' - let the buyer beware - when buying a property so an important thing to remember when purchasing property is to not to rely on someone else’s word. Knowing as much as possible about your property (and having it in writing) puts you in a position of power.

Problems range from fences or retaining walls that are not built on boundaries to more serious issues such as buildings or swimming pools that encroach across the boundary. These can lead to some very unpleasant disputes with a neighbour and potentially large rectification costs.

A Resiplan gives you the facts - Unlike some photos, Resiplans don't tell lies - they are precise, comprehensive and factual.

What is this homes potential?

A Resiplan will help uncover the true potential of the home. If you plan at any point to rely on advice from others such as architects, engineers, builders and town planners, these people cannot give accurate professional advice by just working off a few photos and an address, however by providing them with a Resiplan you give them everything they need.

Working in with your Builder or Designer you will quickly see if the things you were thinking of doing are possible or not. Designers can offer fantastic ideas that you may not have thought of. They may highlight alternatives or possibly hidden potential you hadn't realised before. Is there room for that backyard pool & cabana you were thinking of?

That rear deck or a double carport or would parking under be feasible? What about privacy from neighbours? There's a whole range of alternatives you'll be able to quickly rule in or out in consultation with all building industry professionals......What's more, they'll all be working off the same page.

No need for you to pay for time consuming and expensive site visits.

A Resiplan is all the information that you need to help make a confident buying decision.

What Else?

There are a whole range of other things that a Resiplan can assist with.

Things like  - Is this home likely to flood? Or, if it was flood affected what were the true levels?

Brisbane has often been referred to as 'The River City' and that's for good reason. It's because the Brisbane river winds around and through it. But that's not all. There are a myriad of creeks that flow to the river that have also been known to flood, sometimes substantially worse than the river.

There's also a third type of flooding to be wary of. That's known as 'overland flow'. It's not uncommon these days for properties to be offered for sale without any mention at all of past flooding or susceptability to flooding. A Resiplan in combination with a flood search, which are not usually precise, can help determine if and to what extent the property does or may flood.

Other things like where are the services actually located, or what is the likelihood of this property being able to be subdivided, notwithstanding that it is zoned correctly? A correct zoning does not guarantee that it can be done.

Buying from interstate? A Resiplan could even save you the cost and inconvenience of flying up here. Pictures do tell part of the story  - not all - and they sometimes lie - whereas a Resiplan gives you the facts
